How long does a typical outdoor kitchen project take?

From signed contract to final install, an outdoor kitchen project at Luxa Patio takes 4 to 12 weeks depending on appliance lead times, permits, and scope. Design and engineering: 1-2 weeks. Permitting: 2-4 weeks. Fabrication and install: 2-6 weeks. Custom or imported pieces extend that.

Do you handle permits and engineering?

Yes. Luxa Patio handles all permitting and engineering in-house through our licensed engineers. Every project includes engineered drawings, NOA-compliant specifications, and permit submittal to your municipality (Miami-Dade, Broward, south Palm Beach, or Monroe County). You don't deal with the county; we do.

What is a Luxapod?

Luxapods are custom outdoor studios from Luxa Patio. Standard sizes are 15 by 12, 16 by 14, and 18 by 16 feet, with custom sizes in between on request; Florida code caps a Luxapod at 400 square feet. Use cases include home gym, home office, guest suite, wellness room with sauna and cold plunge, or studio. They install in 4 to 8 weeks (vs months for traditional construction), are fully insulated and climate-controlled, and meet South Florida building codes.

Do I need an appointment to visit?

Walk-ins are welcome during business hours (Monday–Friday 10am–6pm, Saturday 10am–4pm). However, we recommend scheduling a consultation so a specialist can be ready to discuss your specific project.

Do you offer virtual consultations?

Yes, we offer virtual consultations via Zoom for clients who prefer to meet remotely or are located outside South Florida. Our design services are available virtually across the US and Caribbean.

What materials do you use for outdoor cabinetry?

Luxa Patio outdoor cabinets are built from materials engineered for South Florida humidity and salt air: 304 stainless steel, powder-coated aluminum (Brown Jordan Outdoor Kitchens, Trex Outdoor Kitchens), HDPE polymer, Dekton porcelain countertops, Inalco ceramic, and authentic teak. We do not use wood-veneer or particle-board systems that fail in Florida weather.

Do you install outdoor kitchen appliances?

Yes, we supply and install all appliances including built-in grills, pizza ovens, refrigerators, ice makers, side burners, sinks, and wine coolers from top brands. All installations include gas, electrical, and plumbing connections.

How long does outdoor kitchen installation take?

Every kitchen project is different. Luxa Collection kitchens install significantly faster than custom builds because they are built in our shop and need minimal site work. Built-In Outdoor Kitchens

How long does a built-in kitchen take to build?

Every built-in kitchen project is different. The schedule depends on the size, materials, appliance selections, structural and gas/electrical work, and permitting in your county or city. After your consultation we provide a clear schedule for your specific project.

What materials are used for built-in islands?

We use concrete block or CMU construction with your choice of finish: natural stone veneer, porcelain tile, stucco, or custom materials. Countertops are Dekton, granite, or quartzite.

Do built-in kitchens require permits?

Yes, and we handle everything. Built-in kitchens require structural, plumbing, gas, and electrical permits in most South Florida municipalities. All inspections are included.

Can I integrate a pergola with my built-in kitchen?

Outdoor Kitchen Cabinets

What material are the cabinets made of?

Urban Bonfire® builds them from non-combustible, thick gauge marine-grade aluminum, powder coated in the proprietary NACRAĒ® finish, a micro-textured formulation that preserves and protects beauty in all climates.

What is the difference between the Origine and Dekton collections?

Both use the same Urban Bonfire marine-grade aluminum frame and NACRAĒ® finish. The Origine Collection offers 6 curated designer-inspired powder-coated colors. The Urban Bonfire × Dekton collection adds Cosentino’s ultra-compact Dekton surfaces, the fluted Ukiyo and smooth Slim panels, in Nacre & Clay or Bromo & Onyx combinations.

What hardware is included?

Each cabinet includes a premium outdoor grade 316 stainless steel handle. Door slides, hinges, pulls and leveling legs use 304 stainless steel. Optional solid bronze handle upgrades are available, these “living finishes” develop a natural patina over time.

Can I integrate any grill or appliance brand?

Yes. Urban Bonfire systems are designed to integrate effortlessly with your preferred outdoor appliances. We also offer curated in-house options including the Italian-crafted Fògher grill, Pitt Cooking Azuma burner, and Perlick refrigeration units.

What finishes are available?

The Origine Collection offers 6 curated colors: Anthracite, Chantilly, Clay, Pewter, Onyx, and Artesan, all applied to AAMA 2604 “Super Durable” standards. The Dekton collection offers Nacre & Clay (warm tones) and Bromo & Onyx (dark tones).

Are the cabinets truly waterproof?

Yes. The non-combustible aluminum construction and sealed joints keep the interior completely dry even in heavy rain. All hardware is outdoor-grade stainless steel rated for any climate.

Are Luxa Patio pergolas hurricane rated?

Yes, and the exact rating depends on the model. The R-BLADE motorized pergola is engineered for winds up to 190 MPH and holds Miami-Dade NOA (Notice of Acceptance) No. 25-0205.04. The R-SHADE insulated cover and the K-NOPY canopy are engineered for winds up to 175 MPH. Every model exceeds South Florida code requirements, and every install includes the engineered stamps your municipality needs for permitting.

Are pergolas waterproof?

Yes. Luxa Patio's R-Series motorized aluminum pergolas have fully sealed, watertight roof systems with integrated gutters and louvers that close to fully waterproof. K-Nopy and X-Series include retractable canvas tops with high water resistance. You can use the space comfortably during South Florida storms.

What's the difference between R-Series and X-Series pergolas?

R-Series is the premium aluminum pergola line with motorized louvered roofs (R-Blade, R-Breeze, R-Shade), LED lighting integration, retractable screens, and complete weather control. Is the R-BLADE truly waterproof?

R-BREEZE Pergola

What is the difference between R-BREEZE and R-BLADE?

R-BLADE has motorized bioclimatic louvers that rotate up to 90°, controlled by remote or smart home integration. R-BREEZE uses fixed louvers at either 55° (angled for shade and airflow) or 90° (vertical for privacy screens), no motors, no electrical wiring, no maintenance. Both are built on the same AAMA 2604 aluminum platform.

Does the R-BREEZE keep out rain?

Fixed louvers at 55° will allow some rain to pass through during heavy storms: they are designed for shade and airflow, not full weather sealing. If your priority is gapless rain protection, the motorized R-BLADE closes flat and channels rainwater into hidden gutters. R-BREEZE is best for shaded outdoor living that breathes naturally.

What is the 90° vertical edition used for?

The 90° vertical R-BREEZE is configured as an architectural privacy screen: perfect for separating outdoor zones, hiding pool equipment, blocking neighbor sight-lines, or framing a garden room. Same precision-extruded louvers, oriented vertically instead of overhead.

Can I add lighting or accessories to the R-BREEZE?

How is the R-SHADE different from the R-BLADE louvered pergola?

The R-BLADE has motorized louvers that open and close. The R-SHADE is a fixed, solid roof made of 2.36" insulated sandwich panels, it blocks 100% of sun and rain at all times and is specifically designed for maximum shade and thermal performance.

Does the R-SHADE actually stay cooler than other patio covers?

Yes. The 2.36" sandwich panels contain an insulating core that reduces radiant heat transfer. Underneath the R-SHADE, the air temperature stays noticeably cooler than under a standard uninsulated aluminum or vinyl cover.

What is the biggest single-zone R-SHADE available?

A single zone can cover up to 22'10" by 22'10", more than 500 square feet with no interior posts. Multiple zones can be coupled together to cover larger areas seamlessly.

What is its wind and snow rating?

K-NOPY Awning

How is the K-NOPY different from the rest of the R-Series?

The R-BLADE, R-SHADE, and R-BREEZE are post-supported pergolas with four ground posts. The K-NOPY is wall-mounted only, it cantilevers out from the facade with no posts underneath. That makes it ideal for entryways, narrow patios, and storefronts where ground posts would obstruct flow or sight-lines.

Which roof edition should I choose?

Fixed 90° vertical louvers give a clean architectural pattern with the most light filtering through. 55° angled louvers balance light, airflow, and shade. Insulated solid panels offer complete cover and thermal comfort underneath, with two concealed scuppers per zone for drainage. All three editions install on the same K-NOPY frame.

Is the K-NOPY waterproof?

The insulated solid-panel edition is fully waterproof and drains through two integrated scuppers per zone. The louvered editions (90° and 55°) are designed primarily for shade and architectural effect: light rain may pass through, similar to other fixed-louver products.

How far can the K-NOPY extend from the wall?

Up to 10 feet of projection with a maximum width of 22'10". Larger overall coverage areas are achieved by coupling multiple K-NOPY zones along the same wall.

Will the K-NOPY hold up in a hurricane?

How long does a custom pool take to build?

Do you handle pool permits in Miami-Dade and Broward?

What sizes do Poolins come in?

Do Poolins require a permit in Miami-Dade?

Pool Renovation

How long does a pool renovation take?

Can I use my pool during renovation?

The pool must be drained and is not usable during the active renovation period. However, we plan the project to minimize downtime. For phased renovations (like deck work done separately from interior work), we can coordinate to reduce total pool-down time.

Is it worth renovating an old pool or should I build new?

Do you offer virtual design services?

Yes. We offer full design services virtually for clients anywhere in the United States and the Caribbean. We work from photos, drone footage, and measurements you provide. In South Florida, we also offer in-person site consultations.

How much does the design service cost?

Design service pricing varies by project scope. We offer an Essential Concept Design starting at $2,750 and a Full Design Package starting at $3,750. Both include 3D renderings and contractor-ready documentation.

How long does the design process take?

Every design project is different. The timeline depends on the scope, the size of your space, and the complexity of the build. After your initial consultation we provide a clear delivery schedule for your specific project, and both packages include revision rounds to ensure the final design matches your vision.

Can I use your designs with my own contractor?

Yes. Our design packages include contractor-ready documentation with detailed specifications, material lists, and engineering plans that any licensed contractor can use to build your project.

How long does a typical residential project take?

Every residential project is different. The timeline depends on the scope (a single pergola vs. a full backyard renovation), permitting in your county or city, material lead times, and weather. After your consultation we provide a clear schedule for your specific project.

Do you handle permits and HOA approvals?

Yes, we handle all permitting for Miami-Dade, Broward, south Palm Beach County (Delray Beach and south), and Monroe counties. We also prepare documentation for HOA reviews and can attend meetings on your behalf if needed.

We specialize in outdoor spaces for restaurants, hotels, resorts, multi-family developments, medical offices, and retail properties. Our team handles everything from small restaurant patios to large-scale resort pool decks and outdoor dining areas.

Absolutely. We regularly collaborate with architects, interior designers, and general contractors. We can provide design-build services or work as a specialty subcontractor for the outdoor living portion of your project.

Do your commercial pergola systems meet Florida building codes?

Yes, all our commercial pergola systems are engineered to meet or exceed Florida Building Code requirements, including high-velocity hurricane zone (HVHZ) specifications for Miami-Dade and Broward counties. We provide stamped engineering drawings.

Do you offer delivery and assembly?

Yes, we provide white-glove delivery and professional assembly throughout South Florida.

How does the WaterRower work?

The WaterRower uses a patented WaterFlywheel that replicates on-water rowing. Resistance automatically increases the harder you pull.
